(LISTEN): Pressure on accommodation is pushing landlords to collect more than 6 months advance from tenants – Abraham Amaliba

Private Legal Practitioner Abraham Amaliba has said the pressure on accommodation in Ghana currently is pushing landlords to collect over six months advance from tenants.

Speaking on on Ahotor 92.3 Fm‘s morning show ‘Ade Kyi Mu Nsem‘, Lawyer Amaliba said demand and supply is driving the rent in Ghana and landlords are taking advantage of that.

He said even though it is illegal for landlords to charge more than 6 months advance from tenants, the reality on the grounds is different.

“Even though it is illegal to charge more than 6 months which is against the Rent Act but the reality on grounds is that, if you don’t pay for the room, someone is ready to pay 2 years for it” he told Citizen Kofi Owusu.

Lawyer Abraham Amaliba blames previous government for doing nothing serious to reduce the housing defect in the country as he name the current NPP government as the worse of them all for not completing the Saglemi Affordable Housing Project.

The current rent law forbids property owners from taking more than six months’ advance from potential tenants but that has been breached woefully, with the taking of two years becoming the convention.

There is also no regulation of rent pricing, so landlords/ladies abuse their discretion by hiking rent charges astronomically, making life difficult for tenants. The new bill aims to address these and many other issues facing Ghanaian tenants.
